Residential - New Development

We work with a variety of clients on creating development opportunities and maximizing the potential value of their land.  This includes working for established residential development companies who are familiar with planning and construction right through to small private homeowners looking to take on their first small development or build a new home.

 

We take on projects at all stages of development and design:

 

  • Produce feasibility studies on new sites; vacant or previously developed land.

 

  • Develop a detailed planning design for sites purchased with only an Outline Planning Approval in place.

 

  • Develop detailed construction design on sites with Full Planning Approval.

 

 

Some of our clients have never taken on a new residential development and we fully recognize that the process can seem overwhelming to them.  This is where we can assist in guiding our clients to successfully navigate them through the feasibility and outline design, planning process and construction design stages of a project. 

 

  • Perhaps you have a small plot of land that you would like to explore the development potential on but don’t know where to start?  (What is best to put on the site, what could I get planning permission for, how much would the site be worth? etc)

 

  • Perhaps you have bought a development site with an Outline Planning Approval already on and want to take the project forwards?  

 

  • Perhaps you simply want to gain a planning approval on your development site before selling it on for a profit rather than building it out?

 

Whatever stage you are at with your project, we can assist in taking the project forward to either add value at a particular stage or support the project from inception through to completion.

 

We appraise potential residential development sites with the same approach and process for all of our clients whether small private homeowners or more established residential developers.

  • Produce space feasibility sketch layout design options.

  • Liaise with local authority planning officers to appraise outline design schemes at pre-application planning stage 

  • Develop designs for submission of planning applications.

  • Co-ordinate a design team of consultants at all stages of planning and construction design including appropriate surveyors, structural engineer, environmental consultants, specialist manufacturers to take projects up to construction.

Residential - Renovations and Extensions

We have successfully worked with numerous private residential clients to transform their existing properties to meet their family needs and realise the full potential.  

 

We work on a range of types of properties in the towns, villages and open countryside of Cheshire.  Projects include extensions, major structural alterations, complete house internal re-planning and external re-modelling to large detached houses, rural farmhouses, barn conversions and dormer bungalows. 

 

Our approach:

  • Provide an initial desktop appraisal of a site and property.

 

  • Undertake an initial site visit where necessary to meet clients, evaluate a brief and assess broad feasibility constraints.

 

  • Research the planning history on the property to advise on broad planning constraints and possible planning approval routes. 

 

  • Develop a working brief specific to the project with our clients. 

 

  • Provide a project proposal advising on necessary stages of work, statutory approvals, suitable fee structure and other consultant fees / application costs.

 

  • Establish a full understanding of the property and its surrounding context by conducting a detailed measured survey to produce base drawings that will be used by all design consultants throughout the project.

 

  • Produce outline proposals to respond to the initial brief.

 

  • Refine the brief and outline designs through appraisal of initial sketch ideas.

 

  • Prepare planning application and liaise with planning officer throughout the application.

 

  • Collaborate with appropriate design consultants (structural engineer, environmental surveyors, energy consultants etc) to develop the detailed design for Building Regulations approval and construction.
